Book at least 5–7 business days before your required completion date. If your vacancy date falls at the end of the month — when most leases expire — allow 2 weeks where possible. The property must be completely vacated before services begin, and carpet cleaning must always be done before pest control, with drying time in between.
The most common end of lease mistake isn't leaving the carpets too dirty — it's leaving the booking too late and running out of time to rectify anything before the final inspection.
The ideal booking timeline
Moving out involves more competing priorities than most people anticipate. Packing, key returns, utility disconnections, address changes, cleaning — the list is long, and professional carpet cleaning and pest control often gets left to the last minute as a result. Here is how we recommend planning your timeline to avoid unnecessary stress.
At four weeks out, you have maximum flexibility. Request your written quote, confirm the services required (carpet cleaning, pest control, or both), and provisionally pencil in a booking date once you know when the property will be fully vacated. No rush, no stress.
Lock in your date. At two weeks, you still have good availability to choose from, and if your timeline shifts — which it often does during a move — there is enough room to reschedule without penalty or stress. This is especially important if your vacancy falls at month end.
One week is workable in most cases, though your preferred date may not be available. Call us directly on 0428 201 414 rather than using the web form — a phone call allows us to check availability in real time and find the closest option to your preferred date.
Short notice bookings are sometimes possible depending on availability. Call 0428 201 414 immediately — same-day and next-day appointments can occasionally be accommodated. Be aware that with very short notice there is less room to manage any issues that arise at the final inspection.
In Launceston and across Northern Tasmania, end-of-month dates are consistently our busiest periods. If your lease expires on or around the 28th–31st of the month, we strongly recommend booking at least two weeks in advance. Mid-month vacancies are generally easier to accommodate at shorter notice.
The correct order: carpet cleaning before pest control
If you are booking both carpet cleaning and pest control — as most tenants with pets will need to — the order matters significantly. This is one of the most common mistakes we see when tenants arrange the two services independently.
Professional cleaning removes dirt, allergens and stains. Allow several hours drying time before pest control begins.
Carpets must be fully dry. Moisture from cleaning can dilute and deactivate the insecticide.
Licensed flea treatment applied to clean, dry surfaces. Residual insecticide must remain undisturbed for 7–10 days.
Never reverse this order. Carpet cleaning after pest control will wash away the insecticide before it can work, making the treatment completely ineffective. If this happens, the property will need to be re-treated at your cost. When you book both services with A1, the correct sequencing is built into your booking automatically.
The property must be fully vacated first
Both services require the property to be completely empty of furniture, personal belongings, and occupants — including pets — before we can begin. This is not just a practical requirement; it is essential for both service quality and safety.
For carpet cleaning, furniture on the carpet prevents us from cleaning underneath it and risks water damage to items left in situ. For pest control, the property must be vacant to allow even application across all floor surfaces, and any people or animals must remain out for at least 30 minutes after treatment.
Plan your move-out schedule so that the property is completely clear at least the morning of your booking. If your furniture removal and your cleaning appointment are on the same day, confirm that removalists will be finished before our arrival time.
Common timing mistakes — and how to avoid them
Some tenants try to book carpet cleaning on the same day as their final inspection, thinking the inspector will be there later in the day. This leaves no time to address any issues the property manager identifies — and no time for carpets to dry before the inspection takes place.
Arranging a pest treatment and then carpet cleaning afterwards — either because they booked separate providers who didn't coordinate, or because they misunderstood the sequence — results in the insecticide being washed away and an ineffective treatment.
New tenants — or the departing tenant doing a final clean — sometimes vacuum or mop floors in the days following pest treatment, not realising they are removing the residual insecticide that is still working to kill hatching flea pupae.
Attempting to clean around furniture, boxes, or remaining belongings significantly reduces the quality of the result. Carpet under furniture cannot be properly cleaned or treated, and this can be grounds for a property manager to request re-cleaning.

Frequently asked questions
Yes — and this is how we typically structure the combined booking. Carpet cleaning is carried out in the morning, allowing several hours of drying time, and then the pest treatment is applied in the afternoon or early the following morning. This keeps your timeline tight while ensuring the correct sequence and drying conditions are met.
Moving timelines shift — we understand this completely. Contact us as soon as you know your date has changed and we will do our best to reschedule within our available slots. Please note that our standard cancellation policy requires 48 hours notice for changes or cancellations to avoid a cancellation fee. The earlier you let us know of any changes, the more options we will have to accommodate you.
No — many of our end of lease clients have already moved out by the time we attend. We simply need access arranged in advance, whether that's a key, an access code, or someone to let us in. Payment is required prior to or on the day of service. We will confirm all access arrangements when you book.
The carpet cleaning component for a typical 3-bedroom property takes approximately 1.5–2.5 hours, depending on the number of rooms, stairs, condition of the carpet and stain complexity. The pest treatment itself takes around 30–60 minutes. Add several hours of drying time between the two, and the full combined process typically spans the better part of a day — which is why same-day scheduling of both services works well.
Humidity and cold temperatures can extend carpet drying time, so on wet winter days we allow extra time between the carpet clean and the pest treatment. Opening windows after the carpet clean (weather permitting) helps considerably. If you are concerned about drying conditions on your booking day, call us and we can advise on the best approach for your specific property and timing.
