Drying time depends on the cleaning method used. Hot water extraction typically takes 2โ4 hours depending on ventilation and temperature. Dry cleaning methods dry more quickly than hot water extraction, however drying time is always dependent on air flow and temperature regardless of method. For end of lease cleans, the tenant and carpet cleaner have no ability to assist the drying process once the property has been vacated โ any intervention required to aid drying will need to come from the property manager or owner. We recommend keeping foot traffic low until carpets are fully dry.
Unfortunately, pet urine in carpet is one of the few problems that cannot be reliably fixed by cleaning alone. Urine contains uric acid, which forms crystals deep in carpet fibres, backing and underlay. These crystals are largely insoluble โ they sit dormant when dry but reactivate when moisture is present, which is why the smell often returns after cleaning or on humid days. The affected area in the underlay can be up to three times larger than the visible surface stain. In severe cases, urine penetrates through to the subfloor, at which point no amount of carpet cleaning will eliminate the odour. This article explains the chemistry in detail. Before any work is carried out, we use a hydro probe to test the extent of the contamination and provide an honest assessment of what is and is not achievable. In many cases, carpet replacement is the only permanent solution.
